Our team has the experience, network and capital required to keep up with the growing demand for new generation, institutional grade shallow bay assets across Texas. We specialize in the ground up development of these assets – from site acquisition to project capitalization, through the design, permitting, construction and lease up phases and ultimately the asset’s stabilization and/or monetization. We deliver best in class speculative and build-to-suit assets that can be tailored to any submarket, capital source or user.

Acquisition

Shallow Bay opportunities can often entail the repositioning of existing assets. Freehill’s value add acquisition program targets those properties which fall short of their potential due to either capital constraints, unaddressed physical deficiencies or lack of institutional management practices. Freehill converts these opportunities into sound investor yields and desirable risk-adjusted returns.

Our Team

Will Paton

President

Mr. Paton serves as Founder and President of the Freehill Companies and is responsible for day-to-day management of all facets of the organization. Under Mr. Paton’s leadership, Freehill Development Company has grown its development footprint across Central Texas to include projects in excess of 1MMSF and $175 million in cost since 2020.

Prior to Freehill, Mr. Paton served as Partner at Transwestern Development Company where he was responsible for sourcing new development opportunities, managing existing assets and facilitating dispositions across a variety of commercial product types. During his 10-year tenure at Transwestern, he developed 6.1 million square feet in ground-up projects totaling $1.1 billion in cost. Mr. Paton holds both a bachelor’s and a master’s degree in Architecture from Texas A&M University, as well as a Master of Business Administration from the Jones Graduate School of Business at Rice University.

Tim Horan

Managing Partner

Mr. Horan serves as Founder and Managing Partner of the Freehill Companies.  Mr. Horan is an attorney, developer and investor with over 48 years of experience in commercial real estate.  Since 1974, Mr. Horan has been a practicing attorney specializing in real estate law, mortgage lending, banking and finance.

Prior to Freehill, Mr. Horan was the co-developer of 801 Barton Springs, an 80,000 square foot speculative office project, as well as 218 South Lamar, a 210,000 square foot office development, both in Austin, Texas, as well as the sponsor of numerous multi-family and industrial developments located in Houston and San Antonio.  In 2012, Mr. Horan founded and managed Mesa Real Estate Partners, a private real estate fund with $100 million of initial capital, which assembled a portfolio of 82 single tenant industrial properties located in eight states.  Mr. Horan holds a BA from Southern Methodist University and a JD from the University of Houston Law Center.

Pierce DeMarco

Financial Analyst

Pierce serves as financial analyst and is responsible for financial underwriting for existing and potential pursuits, reporting to capital partners and lenders, management of current development projects and assisting in all capitalization, leasing and sale transactions.

Pierce DeMarco graduated from The University of Mississippi with a double major in Finance and Real Estate. Previously, he worked at Centennial Mortgage, serving as a project manager and supporting the execution of FHA insured loans with an emphasis on underwriting and valuation. Prior to that, he served as a Senior Valuation Associate at CBRE and a Commercial Business Development Representative for Providence Title.
